A single-story Costa Mesa remodel designed from the curb in. Warm oak, rough-cut stone, and black steel reframe a classic ranch form into something that feels considered and grounded.
The entry sequence frames arrival through a compressed stone court before opening to the interior. Vertical oak planking, black steel framing, and rough-cut limestone create a warm, grounded threshold.
The rear yard brings together a rectilinear pool, teak loungers, and a covered outdoor living area under a single composition. Mature olive trees frame the space while lavender and turf ground the planting palette in the coastal California landscape.
The pool deck is detailed for comfort and materiality in equal measure. Teak decking runs parallel to the water's edge, anchoring three chaise loungers finished in cream with teal accent cushions. Precast coping and mosaic tile carry the material palette from the hardscape into the pool itself.
The view from the master suite frames the rear yard as a composed landscape. Black steel mullions divide the scene into panels, drawing the eye across the pool to the planting beyond. Lavender, olive, and ornamental grasses layer against a dark boundary wall, keeping the focus on texture and depth rather than enclosure.
The fire pit terrace anchors the far end of the outdoor sequence, set in stabilized DG with a precast surround and river stone bowl. From here the full yard reads as a single composition: pool and spa, teak deck, lavender borders, and a canopy of mature olive and willow pulling the eye upward and back toward the house.
The outdoor kitchen and dining area extends the interior entertaining sequence to the rear yard. A built-in grill station in light stone anchors one side while a passthrough window connects directly to the kitchen inside. A teak dining table seats eight under the covered patio, with lavender and ornamental grasses filling the planting beds at the perimeter.
